+  * Baylie Star (submitted written comments)
 +
+ \\ The purpose of the review is that CJ has had 6 no shows in the last [3] months. Bailey Star has submitted evidence/statement. This has been a longwithstanding issue. How can we, moving forward, integrate him in better. Any starting statements? [No]
 +
 + \\ [INSERT BAILEY STAR’S EVIDENCE/STATEMENT]
 +
+ \\ Alice: Does not care one way or another, as she is leaving.
 +
+Kyle: Curious about Alice’s thoughts due to her leaving
 +
+Alice: Tired of shit not being done. Never has done his work, never got better about doing his work.
 +
+Alex: CJ’s second or third review, not sure if a behavioral contract would be effective. Unsure how to move forward.
 +
+Ella: This is more than the second or third review
 +
+Shane: I think CJ needs to communicate. I have no problem doing it for him sometimes, but he stopped texting me for a while. He’s always busy, but I;ll reach out and try to help him more.
 +
+DJ: If it’s that recurrent, certain levers might be better pulled than unpulled. Curious when his lease is going to expire?
 +
+Ella: UNsure, Brigid will provide when he arrives
 +
+Justin: is there a recap of all membership reviews? There's been a decision to not evict before ...it would be nice to get an idea of what previous reviews were like, and what made the decision to not evict.
 +
+Alex: I think he mentioned he was really busy with his jobs and forgot to do his labor, but he was ging to try to step up and do bette.r He had missed three labors within a month, and unsure but there was consequences. This was during period when labor was going untracked
 +
+Ella: looked through labor czar records, there’s nothing there. Matt might have known, but she didn’t think to reach out to him. In regards to Bailey’s question on how we can improve labor situation, is there any suggestions?
 +
+Alex: don’t be afraid to reach out if you think labor is being missed
 +
+Ella: then what is appropriate response if you cannot get in touch with them?
 +
+Tokyo: it does irritate her as he is blatantly ignoring all attempts at contacts
 +
+Alice: believes he’s hoping to get away with missing labor again
 +
+Shane: sees him once a week
 +
+Justin: there’s already a grace period of six no shows before review [within three months] so there’s already multiple things of you can just not do labor and have grace and tolerance,s o...I dunno, to me it just seems like grieving a hard desicion and no one wanting to evict him. Because nobody wants to evict anyone, I don’t want to. I think nobody really wants to push the button
 +
+Alex: under impression after a certain number of reviews, it goes straight to eviction vote
 +
+Ella: unsure, because it’s not on the current wiki. And not showing to meetings should be motion for eviction.
 +
 +Eli: [READ RULES ON EVICTION]
 +
+Brigid: his contract is up Dec 31
 +
+Ella: suggests until end of July as notice
 +
+Justin: confused on communication of timing since CJ is unavailable
 +
+Ella: tried to communicate date options, asked him upfront, he suggested Fri 26 at 5PM
 +
+Justin: motions to evict. I am kind and understanding, but only in certain contexts
 +
+Ella: suggests give until end of JUly to move out. To also give time to appeal
 +
+Justin: CJ not being here is also an issue. Final two cats is to move to evict
 +
+Ella: there were multiple times did dishes without writing up CJ when living here. Thought was being nice, but now wondering if she should have written him up.
 +
+ \\ OFFICIAL MOTION TO TERMINATE CJ’S CONTRACT AT END OF JULY 31 2026 DUE TO CONSISTENT NON-PERFORMANCE IN LABOR AND HISTORICAL LATE PAYMENTS AND LACK OF PARTICIPATION IN COMMUNITY EVENTS
 +
+ \\ Kyle: if CHEA contests, can we back it up?
 +
+Ella: yes, but the board is very firm on labor. And we do have lots of documentation
 +
+ \\ Kyle: is there precedent to how many days warning?
 +
 +Ella: 30 days
 +
+Kyle: worries about finding housing, but understands that if it was 2 months no labor might get done by CJ
 +
 +MOTION TO VOTE
 +
+ \\ Eli moves to vote
 +
 +Alex seconds
 +
 + \\ VOTES[FOR/AGAINST/ABSTAIN]: 8/1/1
 +
 +MOTION PASSES
